Are your plans available in Imperial and Metric?
Yes, our plans are supplied with both Imperial (Customary/Standard) and Metric. Do your plans include enough information for a builder to quote?
Our plans have more than enough to obtain a comprehensive quote from a builder. Are your plans construction ready?
Yes - however all of our plans will need to be approved by an engineer or architect for your specific site conditions before construction. These are off the shelf designs and as such, it’s not possible for us to cater to every building code and site across the world. Do your plans require engineering?
Yes, the plans will require approval from a qualified structural engineer in your country. Do your plans comply with the IBC/IRC?
Our plans are based on U.S IRC principles and use standard U.S sizing for framing, rafters and joists etc, however we sell plans all over the world, so they will likely require adaptation to the specific requirements of your region. Each state has different requirements at this level. Do you include flipped version of your plans?
Most of our designs include a flipped version. Please check each individual listing for more details. Do your plans include an area table?
Yes, we include an area table on the top of each of the floor plan sheets. What is heated Square Feet or GFA (Gross Floor Area)?
Heated square feet represents the internal space available in the home. We measure this area from the internal face of the external walls. It includes stairs on the first level / main level of the home. Area taken up by garages and outdoor unenclosed spaces is not included. Plumbing and ducting voids are not included if they take up space on a floor plan. We represent external walls as a separate area item on our plans as this thickness can vary greatly with different wall systems. Do you include house tours of your designs?

Do you have preferred suppliers for materials? e.g. windows manufacturers
Our houses are designed for many different countries worldwide and therefore we are unable to specify a preferred supplier for the materials. Our windows are generally sized to the nearest 12” increment. We specify windows in the following format, eg; 24”x36” (610x915) Casement Window. We specify in inches, then millimetres, then the window or door type. Width comes first, height second. Are your cabinet modules custom or standard sizing?
The sizes we work to are very common. 24”, 32”, 36”, etc wide cabinets are modular in nature and can usually be sourced from either a cabinet maker, Ikea or Home Depot, etc Do your plans include electrical, HVAC and plumbing plans?
Yes, we include electrical and HVAC overlay plans for most designs. We are unable to include a plumbing plan as this is very site specific and depends on what type of hot water system, if septic is required, where site connections are required etc, which can vary considerably. Your plumber and builder can arrange this for you if required. Do you include the CAD files?
Yes, CAD Source files are also included for customization if required: We include a sketchup model, a layout file and a DWG file (exported from layout) which are commonly requested by engineers. Please note that sometimes we may have to provide you with a OneDrive link that contains the CAD files due to the file size limitations of the Etsy platform. What file format are the plans and 3D images supplied in?
Our plans are supplied in PDF format. We supply 3D images in JPEG. Do I receive a printed set of plans or are your files digital download only?
There are no physical items supplied to you after purchase. Our plans are supplied as a digital PDF. This has many advantages - as you will be able to create physical, printed copies when required. If I need to print the plans, who can print them and what paper size do they fit?
The plans are available in PDF and are 17x11” (Ledger) and can also be printed on A3 without changing scale. 17x11” and A3 are very similar in size and are an affordable and commonly available size to print at a local print shop. If I need to make modifications to the plans, do I have permission and who owns the copyright?
After purchasing our designs you have permission to make changes to the design and build it once. We retain original copyright over the design, however you are free to utilize the plans in any way that helps you obtain approvals, make amendments and construct. This includes permission to provide all of the files to an Architect or designer for the purpose of having changes made. Do you know how much it costs to build your designs?
As much as we would like to quote our designs, this depends on what country you are building in, what region in that country you are building in, input from an engineer, your environmental factors (e.g. snow load, wind load, soil type, sesmic considerations, etc) plus any modifications you make to the design. Our designs have enough information to get a very comprehensive quote from a builder. Where are your plans available to be purchased from?
We currently sell our designs on Etsy. Do you run sales or discounts on your Etsy shop?
No - we prefer to keep our pricing very reasonable, consistent and accessible. Our plans are of a very high standard and therefore we believe the prices represent very good value. Has anyone built your designs?
Yes, we have had our designs built in many places around the world. Do you have real-world photos of your designs?
We have received photos from some of our past customers with build examples, however we do not display these in our marketing as we prefer to maintain the original intended appearance of our designs.
